BHP Billiton Fitout, 125 St Georges Terrace, Perth, WA

BHP Billiton engaged NDY to provide the building and sustainability services for its office fitout at Brookfield Place in Perth’s CBD. NDY also played a pivotal role in the certification of the Green Star Rating.

The building fitout was originally registered as 5 Star, but the sustainability initiatives actually implemented meant it has achieved the rare and coveted 6 Star Green Star rating – this represents world leadership in terms of the outcome for the BHP Billiton tenancy.

The 6 Star rating for the BHP Billiton fitout was achieved by fulfilling aspirational sustainability initiatives through the project, the rewarding of innovation points, and via BHP Billiton’s adoption of energy efficient measures envisaged in the original design.

Covering in excess of 60,000 m², the BHP Billiton certification is the first 6 Star Green Star interiors rating in Western Australia and one of the very few to achieve such a rating for a project of this scale in Australia.

As the fitout was fully integrated into the base building works, this greatly contributed to ESD and Green Star by minimising waste and maximising efficiencies. The building design, construction and fitout is built upon the strong foundations of indoor environment quality, occupant amenity and operational efficiency. The building design supports worker productivity, occupant health and energy and water efficiency across the building’s 45 levels of office space and ensures that Brookfield Place is a towering example of sustainability in action.

The tower is the tallest side core building in the Southern Hemisphere – a design that offsets the large concrete core to the north of the project and provides an enormous concrete heat shield resulting in strong passive ESD credentials.

The end result of the security design exercise is the realisation of an unobtrusive and appropriately secured building where security is a seamless process.

The project’s features and innovations include:

• The engineering services design is required to support the flexible activity based working environment whilst maintaining the end goal of a 5 Star Green Star rating and 4.5 Star NABERS rating
• NDY, in conjunction with BHP Billiton, undertook significant research into emerging ICT systems and technologies that promote interaction and collaboration within the workplace
• The ICT design for the building was complex involving design of converged networks to support quad-play data services delivery. The network consists of dual redundant cores providing a high level of resilience to a building providing business critical support to tenants. The infrastructure supports a business critical remote operations centre and consequently has been designed with resilience in mind
• High-end audio visual services including two immersive video conferencing suites and IPTV have been constructed along with support for over 120 video conferencing units.

BHP Billiton’s fitout is the largest in Western Australia, and demonstrates sustainable thinking and best industry practice in architecture and engineering services design.
